Job Description
Our company, Equity Growth Inc, has an immediate opportunity for a Director of Property Management to join our firm which is based in Naples, FL.
This is a remote position, reporting to the Chief Operating Officer, requiring periodic travel to our properties which are spread across six states including Florida, Georgia, Pennsylvania, Minnesota, North Dakota, and Texas.
Living in Florida is ideal but not required.
Experience in the Manufactured Home property management industry is required.

Responsibilities:
Financial Management:
• In tandem with the Director of Asset Management, develop and execute the business plan for a portfolio of manufactured home parks spread throughout six states and growing.
• In tandem with the Director of Construction, plan, coordinate and execute an annual capital expenditure program for the portfolio.
• Develop and monitor financial metrics, KPI's and dashboard to track the financial performance and success of the portfolio
• Analyze financial reports to identify areas for improvement and cost optimization.
Operations Management: • With the assistance of an Operations Assistant manage a team of Regional Managers and Community Managers to ensure optimal operating performance for the portfolio.
• Responsible for all aspects of operational performance including property maintenance, including routine repairs, preventative maintenance, and major renovations.
• Develop and manage vendor relationships and contract negotiations for maintenance services.
• Conduct regular property inspections to identify maintenance issues and ensure compliance with local codes.
• Assist with due diligence for new property acquisitions, hiring appropriate staff and onboarding each new property.
Resident Relations: • With the help of an Operations Assistance, develop, detail and implement resident engagement strategies to foster positive community relationships.
• Train personnel on resident relations and customer service strategies
• Develop a disciplined structure for follow up and follow through to ensure that staff are consistently and constantly enforcing rules and regulations within each of the properties.
• Oversee the process of new applicant approval, lease agreements, renewals, and tenant turnover by training and coaching staff and documenting the appropriate policies and procedures
Staff Supervision: • Recruit, hire, and train Regional Manager and Community Manager staff.
• Responsible for a Property Management staff of 15-20 personnel and growing
• Evaluate staff performance and provide coaching and development opportunities.
Compliance and Regulations: • Stay informed about local, state, and federal regulations governing mobile home parks.
• Ensure compliance with all applicable laws regarding tenant rights, safety, and property maintenance.
• Respond to inspections and address any compliance issues promptly.
Reporting and Analysis: • Generate regular reports on key metrics like occupancy rates, rent collections, maintenance costs, and resident satisfaction.
• Analyze data to identify trends and opportunities for improvement.
• Present findings to senior management and stakeholders.
Qualifications:
• Proven experience in success overseeing the business plans and budgets for multiple properties within the manufactured housing industry.
• Extremely disciplined approach to portfolio management and ability to hold staff accountable for specific performance metrics.
• Demonstrated leadership skills to develop and manage a team of Regional Managers who in turn oversee the Community Managers
• Excellent communication, interpersonal skills, and self awareness
• Financial acumen to analyze data, manage budgets, and make informed business decisions.
• Knowledge of various laws and regulations regarding mobile home communities.
